  • Our pre-application presentations convey how the proposed scheme responds to the site, planning policy and contextual constraints, together with an illustration of the design proposals that convey why the scheme is acceptable in planning and design terms.

    We always seek to work collaboratively with Local Authorities so it allows the planners to understand the design approach and provide early advice so we can develop the scheme collectively. This may involve a variety of Officers from different departments within the LPA: Planning, Conservation, Highways, Tree and Environmental Officers and we regularly engage with officers across these areas.

  • We present our narrative through site analysis drawings, plans, analytical studies and 3D images so there is a clear understanding of the design approach. It is in our nature to always try to push the boundaries of what is possible and encourage the planners to work with us positively, to take pride and ownership in supporting high standards of design for the local community. We often work alongside experienced Planning consultants to provide a comprehensive submission to give each and every application the best possible chance of success. 

    Once a planning application is submitted, we keep in touch regularly with the council and discuss any concerns openly, in a friendly and collaborative manner. We provide justification and evidence where needed to support our position and always try to ‘think outside the box’ when it comes to a pragmatic solution for all parties.

We work with industry-leading consultants and engineers to provide a fully coordinated set of drawing information, so the design is optimised at the design stage to ensure every detail of your project is considered before it gets to site. 

    Our extensive experience, knowledge and understanding of the building processes allows us to advise on build efficiencies and optimisation, which regularly saves our clients time and money. 

    We want to push the boundaries of modern construction and you will often find us working in 3D BIM models and coordinating projects that are using the very cutting edge of modular construction.

  • We always want to make the best of the design team, and we enjoy bringing the team together to realise a scheme in a very positive and supportive manner. A lot of work goes on behind the scenes to turn a design proposal into a reality, and we thoroughly enjoy leading the team to create something that we can all be really proud of.

  • We then look to procure the project by appointing a chosen Contractor to provide a price for their construction services. In our experience, this is undertaken either through a competitive tendering process (to a shortlist of potential contractors) or a negotiated tender with 1 or 2 favoured contractors. This is a very time-consuming process for contractors so we allow around 6-8 weeks for this to be undertaken. 

    We can help organise and chair tender interviews with potential contractors and help appraise the tender return breakdowns with you to address any queries or concerns. Following any negotiations, we then seek to select the preferred Contractor and sign the building contract ready to start.

+ bim modelling and integration 

  • Steelwork and services clashes are a common source of site delays and re-designs but using a BIM approach enables us to pick these up during the design stage prior to any work starting on site. We are focused on saving our clients time and money wherever possible and this is achieved through a valuable BIM coordination process. 

+ contract administration services during construction 

  • We can issue interim certificates, advise on variations to the contract by providing architects instructions. During the contract, we would organise, chair and record these meetings on a monthly basis and providing all parties with progress reports. 

    We are on hand to assist you and the Contractor to resolve any loose ends and issue a practical completion certificate on completion of the works. Following the 12 month defect period, we ensure any outstanding issues are resolved and issue the final certificate which will conclude the building contract.

  • We value the importance of managing risks early on in the design process and we build on our extensive experience of working alongside experts in this field, together with working closely with projects on site, to safely manage, mitigate and ‘design-out’ risks through the early design processes.
